Owner’s representation

Owner’s representation in Toronto and across Ontario.

Myhal is an independent owner’s representative for developers, institutions and private owners building in Toronto, throughout Ontario and across Canada — one senior, accountable advocate protecting your budget, schedule and standards from the first decision to the final walkthrough.

An owner’s rep is the difference between reacting to problems and preventing them.

The role

What an owner’s representative does.

As your owner’s representative, we carry the project so you can run your business — translating your priorities into decisions, and decisions into delivered space. We are your single point of accountability across every consultant, contractor and authority involved in the work.

  • Design and consultant management
  • Tender, contract and procurement strategy
  • Budget, cost and change-order control
  • Schedule oversight and risk management
  • Clear, decision-ready reporting
Why it matters

Why owners hire a representative.

On most projects, the owner is the least-represented party in the room. The general contractor has estimators and superintendents protecting its position; the architect and engineers protect their design; every trade protects its scope. The owner — who is paying for all of it — is often the only one without a dedicated, construction-fluent advocate.

An owner’s representative closes that gap. We bring the same depth of construction knowledge the other parties have, applied entirely to your interests — so independent oversight typically pays for itself many times over in avoided change orders, tighter contingencies and a building delivered the way it was promised.

Owner’s representation FAQ

Questions owners ask.

What does an owner’s representative do?

An owner’s representative protects the owner’s interests across a construction project — managing the consultants, contractors and contracts, and controlling budget, schedule and quality from the first decision to final handover. We cover this in what does an owner’s representative do.

How is an owner’s rep different from a construction manager or general contractor?

The construction manager or general contractor builds the project; the owner’s representative makes sure it’s built the way the owner needs. See owner’s representative vs construction manager.

When should I hire an owner’s representative?

As early as possible — ideally during preconstruction, when decisions about budget, scope and team are still open. The earlier we’re engaged, the more we can protect.

How much does owner’s representation cost?

Usually a modest percentage of construction value or a fixed monthly fee, scaled to the project. On most builds the cost is recovered many times over — get in touch.

Do you work outside Toronto?

Yes. We’re based in Toronto and work across Ontario and throughout Canada.
