Preconstruction

Preconstruction and advisory services in Toronto.

The decisions made before a shovel is in the ground set the ceiling on what a project can be. We pressure-test your budget, schedule and scope while they’re still on paper — when changing course costs a conversation, not a claim. We work with owners and developers across Toronto, Ontario and Canada.

Most owners only find out what was missed once it’s expensive to fix. We’re engaged to make sure that never happens.

De-risk

De-risk the project before you build.

Strong preconstruction is where real value is created — not by cutting scope, but by making better decisions earlier. We turn an idea into a deliverable plan.

  • Budget and cost-plan development
  • Constructability and design review
  • Value engineering and options analysis
  • Schedule and procurement strategy
  • Risk identification and contingency planning
  • Consultant and contractor selection
Where value is created

By the time you break ground, most of the cost is already locked in.

The choices that drive budget and schedule — the structural system, the envelope, the procurement approach, the program itself — are made on paper, long before anyone breaks ground. Preconstruction is the window when those choices are still open and changing them is nearly free.

We bring a builder’s judgement to the design table — flagging what’s expensive, what’s unbuildable, and what the drawings don’t yet show — so the plan you commit to is one that can actually be delivered.

Services

Our preconstruction services.

01

Budget & cost planning

A realistic, stage-by-stage cost plan you can build a project around — not an optimistic number that unravels later.

02

Constructability review

A builder’s read of the drawings — catching conflicts, gaps and unbuildable details before they become field problems.

03

Value engineering

Options analysis that improves value without gutting the design — better systems and methods, not just cheaper ones.

04

Schedule & procurement strategy

A delivery and procurement plan that sequences the work and the buy-out for the best price and the least risk.

05

Risk & contingency planning

Identifying what could go wrong early, and carrying the right contingency — not too little, not too much.

06

Consultant & contractor selection

Helping you assemble the right team and structure the contracts before the project gains momentum.

The earlier we’re involved, the more we protect.

Preconstruction flows naturally into owner’s representation and construction management — the same senior team carries your project from first estimate to final handover.

Preconstruction FAQ

Questions owners ask.

What is preconstruction?

Preconstruction is the planning phase before construction begins — developing the budget, schedule and procurement strategy, reviewing constructability, and identifying risk while the design is still being finalized. Done well, it’s the single biggest lever on a project’s cost and outcome.

When should preconstruction start?

As early as the concept or schematic design stage. The earlier a construction perspective is at the table, the more influence it has over the decisions that drive cost — and the cheaper those decisions are to change.

Is value engineering just cost-cutting?

No. Done properly, value engineering finds better ways to achieve the same goals — smarter systems, materials and methods that improve value without sacrificing the design intent.

Do you continue past preconstruction?

Yes. We carry projects through owner’s representation and construction management, so the people who set the plan are the ones who deliver it.
